Straight answers about how our loans work, who they’re for, and how to get started.
It depends on how you qualify. A bank usually wants two years of tax returns, proof of income, a minimum credit score, and a debt service ratio that works on paper. If you fit that box, a bank can be a good option.
A private lender like CCIG is built for investors who don’t fit it: self-employed borrowers whose returns show low income after write-offs, properties a bank considers non-standard, and deals on a deadline. We lend on the property, not your paycheck, with no tax returns, no minimum credit score, and no DSCR requirement.
Not every private lender is hard money. Our loans are 30-year, fully amortized, with no balloon payment, so they’re built for long-term holds.
Investment property loans are usually grouped two ways: by property type and by what the money is for.
By property: 1–4 unit rentals (single-family, 2–4 family, and condos), multi-family buildings with 5+ units, mixed-use buildings, and commercial property such as office, retail, warehouse, self-storage, and auto-service.
By purpose: purchases, rate-and-term refinances, cash-out refinances, and short-term Fix ‘n Flip financing for renovations. CCIG offers 30-year fixed, adjustable, and interest-only options on long-term loans. See all loan programs and terms.
Every deal is different. Timing depends mostly on the property, the appraisal, and how quickly the documents come in. Because we don’t verify income, there’s no waiting on tax transcripts or employment checks, and our processing and underwriting are in-house, so there are fewer handoffs.
For reference, several of our recently funded deals closed in three to four weeks. If you’re working against a purchase deadline or a 1031 exchange, tell us up front so we can plan around it.
Traditional lenders mostly evaluate you: your income, tax returns, debt-to-income ratio, credit score, and whether the property’s rent covers the payment (DSCR).
Asset-based lenders like CCIG mostly evaluate the property: what it’s worth, its income potential, and how much equity is in the deal (the loan-to-value). Credit is considered, but there’s no minimum score and no tax returns or debt service ratios required.
Yes. A cash-out refinance lets you pull equity out of a property you already own and use it toward your next purchase. CCIG lends up to 80% loan-to-value on Investor 1–4 properties and up to 75% on multi-family, mixed-use, and commercial.
In one recent deal in Chelmsford, MA, we closed three cash-out refinances and a new purchase at the same time so the borrower had funds to close on schedule.
A commercial mortgage is a loan secured by a commercial or income-producing property, such as office, retail, warehouse, self-storage, auto-service, mixed-use, or apartment buildings with 5+ units.
With CCIG, commercial loans range from $75,000 to $5,000,000, up to 75% loan-to-value, with 30-year fixed, adjustable, or interest-only options and no balloon payment. The property can be owner-occupied, so a business owner can finance the building they operate from. Learn more about commercial real estate loans.
It’s based on the property’s value and the maximum loan-to-value (LTV). CCIG loans range from $75,000 to $5,000,000, up to 80% LTV on Investor 1–4 properties and up to 75% on multi-family, mixed-use, and commercial.
For example, on a multi-family building worth $400,000, a 75% LTV means a loan of up to $300,000. Your actual amount depends on the appraisal and the details of your deal.
Less than you’d need at a bank. CCIG doesn’t require tax returns or proof of income. You’ll start with our online application, which covers you and the property, and a loan specialist will tell you exactly what your specific deal needs.
Once you apply, processing typically includes ordering an appraisal, a credit report, and a title commitment. Having the property details, purchase agreement (if you’re buying), and current mortgage information (if you’re refinancing) ready will help things move faster.
With CCIG, there’s no minimum credit score, and less-than-perfect credit is considered. Because we underwrite the property first, your score isn’t the deciding factor the way it is at many banks.
We do review your credit as part of the application, and applying authorizes a credit report, which may show as a hard inquiry.
