The paperwork depends on the kind of lender. Banks verify you, so they ask for a lot about your income. Asset-based lenders like CCIG focus on the property, so the list is shorter.
What a bank typically asks for
- Two years of personal tax returns, and business returns if you’re self-employed
- W-2s, 1099s, or recent pay stubs
- Bank and asset statements
- A list of your debts and other properties
- Leases and rent history for rental properties
- Credit report authorization
What CCIG doesn’t require
- Tax returns
- Proof of income
- Debt service ratio calculations
What to have ready for CCIG
You’ll start with our online application, which covers you and the property. A loan specialist will then tell you exactly what your deal needs. Having these ready helps things move faster:
- Property details: address, property type, number of units, and condition
- Purchase agreement if you’re buying
- Current mortgage statement if you’re refinancing
- Current leases and rents if the property is rented
- Company documents if you’re borrowing in an LLC or other entity
Once you apply, processing typically includes ordering an appraisal, a credit report, and a title commitment. Applying authorizes a credit report, which may show as a hard inquiry.
Tips to keep things moving
- Send documents as clear, complete PDFs, with every page included
- Name files plainly, like “Purchase Agreement - 12 Main St”
- Respond to requests the same day
- Tell your loan specialist about deadlines right away
Organized files close faster. See how long approval takes and where deals usually get stuck.
