What controls the timeline, where deals get stuck, and how to keep yours moving.
There’s no single answer, and any lender who promises a closing date before seeing your deal is guessing. What you can know is what controls the timeline, and most of it is in your hands.
The short answer: Timing depends on the property, the appraisal, and how quickly documents come in. Lenders that don’t verify income skip some of the slowest steps. For reference, several of CCIG’s recent deals closed in three to four weeks, but every deal is different.
Conventional lenders verify your income, which means collecting tax returns, pay stubs, and sometimes transcripts from the IRS, then calculating your debt-to-income ratio. Questions about any of it can add rounds of back-and-forth. Asset-based lenders like CCIG don’t verify income, so those steps disappear.
Real example: A business owner in Chelmsford, MA needed cash to buy a new investment property on a deadline. CCIG closed three cash-out refinances and the purchase at the same time, and he hit his P&S date.
Speed comes from three things: a lender that doesn’t need to verify income, an organized borrower, and a lender that handles processing in-house. You control one of those, and you get to choose the other two.
