A simple way to match the loan to the property, your plan, and what matters most right now.
The right loan isn’t always the one with the lowest rate. It’s the one that fits the property, your plan for it, and what matters most to you right now. Work through these four questions in order.
The property decides which programs you can use: 1–4 unit, multi-family, mixed-use, or commercial. Start here, because everything else depends on it. Loan types explained.
| Your plan | Usually fits |
|---|---|
| Hold long term as a rental | 30-year fixed rate for a predictable payment |
| Renovate and resell | Short-term Fix ‘n Flip financing |
| Hold a few years, then sell or refinance | An adjustable rate may cost less up front |
| Pull equity to buy more | A cash-out refinance |
Be honest with yourself here. If your tax returns show strong income and your credit is good, you have the most options. If your returns show low income after write-offs, or your credit has issues, an asset-based lender that doesn’t require tax returns, a minimum credit score, or a debt service ratio may be your best path.
